Signs you need leak detection

If one of these sounds like your home or building, call and describe it. We'll tell you what it most likely is.

  • A water bill higher than usual
  • A stain on a ceiling or wall
  • The meter moves when every tap is off
  • Water reaching the unit below

Hidden water leaks in Miami homes

A wet spot on a wall or ceiling may sit far from the leak. Water can travel along a pipe before it stains drywall. In a condo, a leak in one unit can show up on the ceiling below.

In older houses, worn joints and fixture connections are common places to inspect. Hard water leaves mineral buildup around valves and fittings. In condos, leaks come from a branch serving one unit or from pipes inside a shared wall. A supply leak stays under pressure. A drain leak shows when a sink, shower or appliance empties. That difference helps focus the search.

Leak investigation inside Miami homes and buildings

When every fixture is off and the meter still moves, water is leaving a supply line. We isolate fixtures or branches to find which section is losing water. If water appears only while a fixture runs, we run that fixture and inspect its supply and drain path.

We follow stains, damp drywall and wet ceilings back to the fitting or pipe that failed. In a house, access is often a wall or a cabinet. In a condo, we check whether the pipe serves one unit and where the shut-off is. If water reaches the unit below, we coordinate access with the person responsible for that space. You hear the price before we open the access point.

Thermal imaging and inspection cameras

We use a FLIR thermal imaging camera when it helps. It shows temperature differences and moisture patterns on a wall, ceiling or floor, which can point to the source of a leak or the path the water takes. A RIDGID inspection camera lets us look into spaces that are hard to reach.

These tools work alongside our plumbing inspection, not in place of it. Whether they help depends on the leak, so we pair them with the meter check, isolating fixtures and branches, and opening the wall or ceiling where the pipe is. We use them in single-family homes, condos, apartments and high-rise buildings.

We trace leaks inside the building. We don’t offer underground leak detection, so we don’t locate buried water-service or slab leaks with specialized equipment.

Repair after the leak is found

One failed joint on a sound pipe needs a focused repair at that connection. We shut off that section, open the access needed, remove the failed fitting or pipe, and install a replacement.

When several sections are corroded or leaking, replacing more of the supply run beats repeat patches. See repiping for that repair. For a leak at the incoming supply, see water line repair.

After the repair, we restore water and test the repaired section with normal pressure. We confirm the meter stops moving when fixtures are off. Drying and finish work depend on the surface, so plumbing and wall or ceiling restoration may happen in separate stages.

Leak detection in Miami condo towers

A stain in a high-rise does not show which unit or pipe is responsible. Shared risers, unit branches and building shutoffs all affect the search. We trace the active pipe and identify whether it serves your unit or the building before planning access.

Building rules shape the repair. Management may need to approve a shutoff, reserve the service elevator or arrange entry to the unit below. A small opening inside your unit reaches a branch line. Building management coordinates access to a shared riser. We explain which section is affected and what access it needs.

If water is spreading, call while the pipe is being isolated. A shut-off valve repair helps when a local valve will not close. A 24/7 emergency plumber handles an active leak outside regular hours.

How our leak detection service works

  1. Confirm water use

We check the meter and isolate fixtures or branches to see which section is losing water.

  2. Trace the leak inside

We follow water at fixtures, through walls and ceilings, and between units. A thermal imaging camera and an inspection camera help where the pipe is out of sight.

  3. Open at the source

We make the access opening needed to reach the damaged section. You hear the price before work starts.

  4. Repair and retest

We replace the damaged section, restore water and test the repair.

Yes. We trace water through ceilings and walls, including leaks between units. We also check whether the pipe serves your unit or the building.

Can you trace a hidden leak before opening a wall?

Often, yes. We check fixtures, follow the wet area and use a thermal imaging camera where it helps before opening drywall. Some repairs still need an opening to reach the pipe.

What equipment do you use to find leaks?

A FLIR thermal imaging camera helps show temperature differences and moisture patterns behind walls and ceilings. A RIDGID inspection camera lets us look into spaces that are hard to reach. We use them together with a plumbing inspection, depending on the leak.

No. We trace leaks inside homes, condos, apartments and high-rise buildings. We don't offer underground leak detection, so we don't locate buried water-service or slab leaks with specialized equipment.
