PRV valve replacement and repair in Miami

Too much pressure wears out faucets, valves, toilet parts and supply lines. We take a reading, then adjust a working PRV or replace a failed one.

Signs a pressure reducing valve is failing

If one of these sounds like your home or building, call and describe it. We'll tell you what it most likely is.

  • Pressure feels too strong at faucets and showers
  • Pipes bang when a tap shuts off
  • A gauge reads above 80 psi
  • Faucets drip or toilets keep running
  • Pressure swings between strong and weak

PRV valve replacement in Miami condos

A pressure reducing valve (PRV) lowers the pressure of the water coming in from the street or the building riser before it reaches your fixtures. It controls pressure. It does not turn the water on or off. Many condo units have their own PRV, and some have one on the hot line and one on the cold.

PRV work is common in Brickell, Downtown Miami, Sunny Isles Beach, Aventura and other tower communities. On one 37th-floor unit, we measured about 140 psi on the cold line. A new PRV brought it down to about 60 psi.

Building rules usually set when and how we can work: management approval, a scheduled water shut-off, and elevator or loading dock access. We plan unit work around them. For other building work, see condo and high-rise plumbing.

Pressure reducing valve repair and testing in Miami

Too much pressure can wear out faucets, valves, toilet parts, supply lines and other plumbing components early, and it can make them leak. Banging, whistling or water-hammer noises may be worth a pressure check, but they have other causes too. Weak flow when several fixtures run at once is the same. Both call for a diagnosis before anyone replaces a PRV.

In a high-rise condo, we connect a pressure gauge to a suitable connection on the domestic water system, including at the water heater when that fits, and take a real reading. From that reading and further diagnosis, we decide whether the PRV needs adjusting or replacing. If the real problem is a valve that won’t close, see shut-off valve repair.

The Florida Plumbing Code requires a pressure reducing valve when static pressure exceeds 80 psi. That is the code limit. In homes we generally prefer about 40 to 60 psi when conditions allow, which is our field target and not a code requirement.

PRV replacement for Miami homes and businesses

We can adjust a PRV when its screw still turns and the valve holds pressure. A worn or seized valve needs pressure reducing valve replacement. We take out the failed valve, fit the new one and test the line again.

Houses and businesses are plumbed differently, but the gauge tells the same story. In a house, we connect it at a suitable point on the supply. In a business, we work out which part of the supply feeds the affected fixtures. If the pressure problem shows up at your water heater, see electric water heater repair and installation. You hear the price before any work starts.

PRV valve repair in Miami high-rises

A unit PRV may serve the whole condo, or separate hot and cold valves may each serve one side. We confirm which one controls the problem line before we adjust or replace anything. That way we aren’t swapping a valve that works.

On a shared building system, management sets the access and the water shut-off plan. A unit-only PRV can still need building approval if the work interrupts building water. After the repair, we test the pressure again and check that it holds steady. If the trouble starts in the incoming supply, water line repair covers that pipe.

How our pressure reducing valve service works

  1. Measure the pressure

We connect a pressure gauge to a suitable connection on the water system, including at the water heater when that fits, and take a reading.

  2. Find the right valve

We confirm whether the PRV serves a condo unit, the hot or cold line, a house or a business. In a high-rise, we also check the building's requirements.

  3. Adjust or replace the PRV

From the readings and further diagnosis, we decide whether the PRV needs adjusting or replacing. A worn or seized valve gets replaced. You hear the price before work starts.

  4. Restore and recheck

We turn the water back on and read the pressure again at the line the PRV serves.

Questions about pressure reducing valve service in Miami

Can you adjust a PRV in a Miami condo?

Yes, when the adjustment screw works and the valve holds pressure. We read the pressure with a gauge first, then adjust the valve if that is the right repair.

Can a condo have separate hot and cold PRVs?

Yes, some units have one PRV on the hot line and one on the cold. We test the affected line and find the valve that serves it.

What water pressure is right for a home?

The Florida Plumbing Code requires a pressure reducing valve when static pressure exceeds 80 psi. In homes we generally prefer about 40 to 60 psi when conditions allow. The 80 psi figure is the code limit, and 40 to 60 psi is our field range.

Can banging pipes or weak flow mean a bad PRV?

They can, but not always. Whistling, banging or water-hammer noises may be worth a pressure check, and so may weak flow when several fixtures run at once. Both have other causes, so we read the pressure before we blame the PRV.

Is a PRV the same as a shut-off valve?

No. A PRV lowers the pressure of the water coming in. A shut-off valve stops the flow. A failing PRV can show up as pressure that is too high, while a failing shut-off valve won't close or drips at the handle.

How do you replace a PRV in a high-rise?

We follow the building's rules for management approval, a scheduled water shut-off, and elevator or loading dock access. We also confirm whether the PRV serves one unit or a shared system.

When does a Miami PRV need replacement?

When the readings and our diagnosis show the adjustment screw no longer works or the valve can't hold pressure. After the new PRV goes in, we check the line again.
